Abstract

This study examines the relationship between environmental, economic, infrastructure and accessibility, and spatial planning policy factors and agricultural land conversion in Kecamatan Jati Agung, a rapidly changing peri-urban area in South Lampung. A quantitative cross-sectional correlational case-study design was applied to 77 respondents from Wayhui, Jatimulyo, and Banjaragung, supported by secondary land-use information for 2020–2025. Respondent-level relationships were analyzed using Spearman rank correlation, while the secondary land-use data were used as contextual evidence rather than as respondent-level outcome data. All four factors showed positive and statistically significant relationships with perceived land-conversion conditions. Infrastructure and accessibility had the strongest association (r_s = 0.550, p < .001), followed by environmental factors (r_s = 0.456, p < .001), economic factors (r_s = 0.435, p < .001), and spatial planning policy (r_s = 0.363, p = .001). The findings indicate that land conversion in Jati Agung is associated with interconnected accessibility, economic, environmental, and governance pressures. Policy responses should integrate infrastructure licensing with agricultural-land protection, tighter zoning enforcement, and village-level land-use monitoring.
